1. Definitions

  • By "Company" we mean Synergy Immobiliare, the entity that manages the accommodations.
  • By "website" we mean the online platform through which accommodations are presented and reservations can be made.
  • “User” means any individual who accesses the Website or makes a booking.
  • "Guest" means the person or persons staying at the property.
  • “Services” means the provision of short-term rental accommodation and related services.


2. Scope of services

Synergy Immobiliare offers short-term vacation rental services for the Oasis in the Center of Bologna and Suite in the Center of Bologna properties. Through this website, users can:

  • View property details and availability
  • Book your accommodation
  • Communicate with the company regarding their stay

Reservations are subject to availability and the Company reserves the right to refuse any reservation at its sole discretion.


3. Booking and payment procedure

3.1. Booking confirmation

A reservation is considered confirmed only after the user receives the booking confirmation by email.

3.2. Payment

  • The total price, including applicable taxes and fees, will be specified at the time of booking.
  • Payments are processed through third-party payment service providers selected by you.
  • The Company is not responsible for any errors or security breaches related to third-party payment service providers.

3.3. Cancellation and refund policy

Cancellation policies will be specified at the time of booking. Any refunds will be processed according to the cancellation policy agreed upon at the time of booking.


4. Guest Responsibilities

Guests are required to:

  • Respect all house rules provided before or during your stay.
  • Respect the check-in and check-out times communicated by the Company.
  • Use accommodations responsibly and avoid causing damage.
  • Refrain from engaging in illegal activities or engaging in disruptive behavior during your stay.

Failure to comply with these obligations may result in immediate termination of your stay without any refund.


5. Liability and limitations of liability

5.1. Limitation of liability

  • The Company is not responsible for personal injury, damage, theft or loss occurring within the accommodations, unless caused by gross negligence or willful misconduct.
  • The Company is not responsible for interruptions of service, including Internet or utility failures, beyond its control.

5.2. Force majeure

The Company cannot be held responsible for failure to provide services due to force majeure events (for example, natural disasters, pandemics, strikes, government restrictions).


6. Data protection and privacy

All personal data collected during the booking process will be processed in accordance with the Privacy Policy and in compliance with Regulation (EU) 2016/679 (GDPR). The Privacy Policy can be found here.


7. Intellectual property

All website content, including but not limited to text, images, logos, and trademarks, is the exclusive property of Synergy Immobiliare and is protected by intellectual property laws. Users may not copy, reproduce, or distribute website content without prior written consent.

These Terms are governed by and construed in accordance with Italian law. Any dispute arising from these Terms will be subject to the exclusive jurisdiction of the courts of Bologna, Italy.
